This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests/visitors.


Rookery Cottage is completely private - ideal for those wanting to get away from it all - set in a peaceful village in the heart of the Peak District. The cottage has stunning views over the River Wye, but is still within 5 minutes drive of Bakewell, the only town in the Peak District. Bakewell has many wonderful food shops - butchers, bakers, delicatessens, a home-made lunch shop stocking soups and sandwiches - as well as a great selection of cafes and restaurants. 

Rookery Cottage sleeps up to 6 people, it has 3 bedrooms, one en-suite, the other 2 bedrooms share a large bathroom.

bullet02.gifThe nearest railway stations are Buxton (10.5 miles/16.9 km) or Matlock (10.2miles/16.4 km). Taxis are available at the stations.
bullet02.gifThe nearest bus stops are outside the village institute (to Bakewell) and outside the Ashford Arms (to Buxton).
The Trans-Peak buses run to Buxton and Bakewell approximately every hour on week days (depending on the season) and take about 5 minutes to Bakewell, 30 minutes to Buxton.

Key Collection, Welcome and Car Parking

bullet02.gif  The key can be collected from the owner’s property, which is next door to the cottage, or if possible we can meet you at the cottage.
bullet02.gif  Parking is available for 2 cars in a large driveway, 100m/108yds from the front door of the cottage.
bullet02.gif  The parking area has a gravel surface leading to the cottage or steps from the side door.
bullet02.gif  This area is well lit at night by motion sensor lights.

Entrance to Property

bullet02.gif  The gravel from the parking/garage area leads down to the garden and onto a paved terrace leading to the front door.
bullet02.gif  The front door is 32"/812 mm wide and is well lit by an outside lamp on a timer/motion sensor light.
bullet02.gif  Access through the front door is level and it opens into the lobby which has a wooden floor.
bullet02.gif  From the lobby is another door (33"/838 mm wide) leading to the sitting room - again level access going from wood to short-pile carpet.
bullet02.gif  The lobby is lit by a ceiling light.
bullet02.gif  There is a large storage cupboard in the lobby.
bullet02.gif  The double opening back door (34"/863 mm wide) is accessed by a wide paved footpath along the side of the house, and leads into the conservatory.

bullet02.gif  There is one step (6"/152 mm) down into the kitchen.
bullet02.gif  There is one step (3"/76 mm) up from the conservatory to the downstairs toilet.

Halls, Stairs, Landings, Passageways

bullet02.gif  There is no hall in the cottage.
bullet02.gif  The stairs and landings are well lit using a combination of ceiling and wall lights.
bullet02.gif  The staircase is 30" (762 mm) wide and there are 12 steps. Being the original staircase to the cottage, it is quite steep, but has a banister to the left and hand rails to the right.
bullet02.gif  The floor covering is short pile carpet.
bullet02.gif  There is a dog-leg turn at the bottom of the stairs.

Sitting Room/Lounge

bullet02.gif  The sitting room/lounge is situated on the ground floor with level entry from the front lobby.
bullet02.gif  The room has a mixture of seating being sofas and soft chairs with non-feather cushions, as well a circular table and 3 chairs.
bullet02.gif  There is a window seat which is 24"/609 mm high.
bullet02.gif  The room is lit by a mix of wall lights and table lamps, although there is ample daylight from the 3 windows during the day.bullet01.gif  There is a wood burning stove.
bullet02.gif  The floor covering is short pile carpet.
bullet02.gif  Furniture can be moved.
bullet02.gif  There is a door leading from the sitting room/lounge into the kitchen which is 28"/711 mm wide.
bullet02.gif  A small (2"/50 mm) step leads up from the sitting room/lounge into the kitchen.
bullet02.gif  There is a widescreen digital television with remote control, subtitles, and a DVD player.

Dining Room

bullet02.gif  The dining room is situated on the ground floor with access through a door from the kitchen (25"/635 mm wide) down a 3 1/2"/88 mm step.
bullet02.gif  There is a wooden table with legs on each corner, with clear height underneath of 26"/660 mm with 10 upright chairs and 1 arm chair. There is free space around the table.
bullet02.gif  Lighting is natural daylight and wall lights.
bullet02.gif  The floor is hard - sealed cork.
bullet02.gif  The stairs lead off the dining room.


bullet02.gif  The kitchen is on the ground floor and can be accessed from the sitting room/lounge, the dinning room and also the conservatory at the back of the cottage.
bullet02.gif  The door from the conservatory is 30"/762 mm wide and there is a 6" (152 mm) step down into the kitchen.
bullet02.gif  There is a window overlooking the back yard.
bullet02.gif  The door of the electric oven drops down and the handle is 37"/939 mm above the floor. The electric hob is 35"/889 mm above the floor, the gas hob 34"/863 mm above the floor.

bullet02.gif  The electric grill is situated above the oven and is 48"/1219 mm from the floor with a drop-down door.
bullet02.gif  Worktop and sink are 34 1/2"/876 mm above the floor.
bullet02.gif  The highest shelf in the fridge is 47"/1193 mm above floor and lowest shelf 31"/787 mm.
bullet02.gif  Glasses and crockery can be moved from wall cupboards (53"/1346 mm - 70"/1778 mm top shelf from the floor) to lower cupboards, if required, please request this when booking.

bullet02.gif  The kitchen is evenly lit with spotlights and under-cupboard lights above work surfaces.

bullet02.gif  The freezer is a large upright and is in a separate out-house accessed via the back steps out of the back yard.

Bedrooms and Sleeping Areas

bullet02.gif  All bedrooms are on the first floor and are beamed.
bullet02.gif  All have level access from the small landing at the top of the stairs.
bullet02.gif  All have non-feather bedding.
bullet02.gif  BEDROOM 1 (to the left of the landing) has a single bed with guest bed under. The door opening is 21"/533 mm. There is a chest of drawers, a chair and clothes rack. Windows to the front overlooking the river. Bed height is 22"/558 mm with 8"/203 mm space under.. 
bullet02.gif  There is one ceiling light. The room is decorated in stone/cream colour and the flooring is short pile oatmeal coloured carpet.
bullet02.gif  BEDROOM 2 (straight across the landing) has 1 double bed 22"/558 mm high. 2 bedside cabinets with shelving as well as a drawer and bedside lamp, a chair, 2 arm chairs to take advantage of the wonderful views across to the River Wye, and a double wardrobe with 3 drawers below. There is plenty of natural light in this room as there is a bay window and an additional side window. The doorway is 26"/660 mm wide. There is a 21"/533 mm gap between the bed and the wardrobe. The walls are painted pale blue the doors and paintwork cream. Carpet is oatmeal colour, short pile.
bullet02.gif  BEDROOM 3 (to the right of the landing) is accessed through a door of 26"/660 mm width and has 2 single beds 22"/558 mm high, 8"/203 mm space under. There is a space of 21"/533 mm between the bed and walls. Walls are pale blue with cream paintwork. Carpet is oatmeal coloured, short pile. There is a 3-drawer chest of drawers and built-in double wardrobe (with shelving and hanging space), a chair, side table and wooden towel stand.

Bathrooms, Shower-rooms and Toilets

bullet02.gif  THE MAIN BATHROOM is accessed up a 5"/127 mm step from the landing through a door 27"/685 mm wide.
bullet02.gif  The separate built-in single shower is up a 6"/152 mm step and operated by a turn lever.
bullet02.gif  The WC height is 17"/431 mm and the washbasin with pedestal 32"/812 mm high.
bullet02.gif  Taps are all mixer and operate with a turn lever.
bullet02.gif  Lighting is by natural light (windows open) and 1 ceiling light - pull string.
bullet02.gif  The colour scheme is blue and cream.
bullet02.gif  The floor is blue tiled.
bullet02.gif  The suite is oatmeal coloured, walls white with 1/2 tile in blue.

bullet02.gif  THE ENSUITE BATHROOM (TO THE DOUBLE BEDROOM) is accessed up a 4 1/2/114 mm step, through a door 25"/635 mm wide from the double bedroom.

bullet02.gif  The bath is accessed up a 6 1/2"/165 mm step, then 20"/508 mm into the bath.

bullet02.gif  To the front is a large paved terrace with 2 garden tables and 6 garden chairs.
bullet02.gif  A gravel path leads up to the garages/parking area.
bullet02.gif  There is a side, lawned area with seating under an arbour taking advantage of the wonderful views across the River Wye. This area can also be accessed by 6 steps (irregular in height - approx 6"/152 mm - take care when using) from the side paved area.
bullet02.gif  The terrace at the front leads down to lawns, edged by hedges, mature trees and herbacious borders, making it very private and not overlooked.
bullet02.gif  There are stepping stones across the lawns down to the river. These steps are irregular and vary in height (5"/127 mm - 8"/203 mm). Care should be taken when using.
bullet02.gif  Post and wire netting fence between the river and the garden.

bullet02.gif  There is a washing line at the back of the property on the paved yard outside the back door.

bullet02.gif  There is a separate boiler room with sheila/pulley maid, which is accessed from the front garden. This is useful for drying clothes/wet boots etc.
bullet02.gif  Fire places in the bedrooms are blocked - please do not use.
bullet02.gif  Hypo Allergy pillows are available on request.
bullet02.gif  The river is for you to enjoy but there is no fishing unless by prior arrangement.
bullet02.gif  There is a post and mesh fence between the garden and the river - please be aware of the dangers - you use the garden area at your own risk.
bullet02.gif  We keep hens in the field next to the cottage, however, this field is private - thank you for respecting this.
bullet02.gif  The cottage is non-smoking.
